To confirm your reservation with us, we require you to sign your lease agreement and pay a 50% deposit (plus your travel insurance premium, if elected) with the balance due 45 days prior to arrival. We rent to family groups only - no social or school groups. The minimum age to rent a property in our rental program is 25.
ADVANCE RESERVATIONS FOR NEXT YEAR
If you are looking for a home for next year, some of our homes open availability as early as the spring. However, many of our homes offer their current year guests the first right of refusal for the same week in following year. Once the week has passed, that home's availability opens up on the following Saturday and can be booked online or over the phone at that point. CANCELATION POLICY
Any changes, including changing dates, switching of properties, or complete cancelations will invoke the cancelation policy. We strongly recommend the purchase of Travel Insurance offered at time of booking to protect you from an unexpected event affecting your vacation. We cannot offer future credits or immediate refunds for unexpected cancellations due to emergencies regardless of the situation, including but not limited to weather events and acts of God, unexpected illnesses, injury or death, changing of plans, or job loss.
Any cancelations must be submitted to us in writing (email is acceptable) and are subject to a $50 cancelation fee. No refund of monies paid will be made unless the property is re-rented for the same price and time period of this original vacation rental agreement. If the property is re-rented for a lesser price or time period, you will receive a refund for the difference between the originally agreed upon rental amount and the re-booked rental amount, as the homeowner is entitled to receive the full amount of the original rental agreement.
We will make every effort to re-rent the property at the full amount, but we will negotiate rental rates in an effort to get the property re-rented to get you the highest refund possible.
TRAVEL INSURANCE INFORMATION
Electing Travel Insurance is not required to make a reservation with us, but we strongly encourage electing Travel Insurance for many reasons. One reason being, No Refunds will be made for mandatory hurricane evacuations without having elected travel insurance.
Trip Preserver from Red Sky Travel Insurance covers trip cancellation or interruption due to:
A mandatory evacuation due to a named hurricane or other natural disaster
Uninhabitability of the destination vacation home caused by a natural disaster
Uninhabitability of your primary residence or your traveling companion's primary residence caused by a natural disaster
Sickness, injury, or death of you, a family member, or traveling companion
Service Dogs and Assistance Animals are not considered pets, and are permitted in any of our homes, including homes designated as not pet friendly. Please read this page for more information about Service Dogs and Assistance Animals in our vacation rental homes.
EVENTS AND WEDDINGS
Our homes are not intended to be the venue for events or weddings. While we are happy to provide accommodations for your guests in our homes, if you are planning to host an event or a wedding on the Outer Banks, you will need to secure a separate venue for the event itself (other than the beach in front of the home).
